NO A LA LEY DE MEDIDAS URGENTES PARA CAMBIAR EL USO DEL ISLOTE DEL FRANCÉS
La nueva Ley de Medidas Urgentes es un instrumento que si no se usa bien, puede convertirse en un arma de doble filo. En teoría fue creada para ahorrar tiempo y saltarse pasos supuestamente burocráticos que impedirían resolver una situación de emergencia. Sin embargo, RESOLVER EL PROBLEMA DEL ISLOTE NO ES ALGO TAN URGENTE como para saltarse todo a la torera, incluyendo los acuerdos sobre el tipo de icono y modelo de ciudad que se desea, máxime cuando esta negociación tiene toda la pinta de terminar mal para Lanzarote y las arcas públicas.
De las prisas sólo queda el cansancio y pueden cometerse errores catastróficos. Con esta Nueva Ley, también se saltarían los estudios necesarios previos para asegurar la transparencia y conveniencia de cierto tipo de actuaciones con fuerte impacto paisajístico y medioambiental. Además de que basándose en la mentira de que el Ayuntamiento no puede pagar lo que realmente cuesta el Islote, dificultaría asegurarse de que a la larga no se perjudique a Lanzarote de cara a la obtención del mismo para el disfrute público o a las arcas municipales en caso de que algo saliera mal, cosa bastante probable si se analiza el asunto en profundidad.

Un terreno clasificado como Parque Urbano, SIN APROVECHAMIENTO LUCRATIVO ALGUNO, como emana de la Orden 757, contenida en el BOC Nº 51 del 26/04/1995, vale muy poco; aunque su propietario se empeñe en decir que es el más costoso de toda la isla. ¿QUIÉN VA A PAGAR 300 MILLONES POR ALGO A LO QUE NO LE PUEDE SACAR NINGÚN PROVECHO LUCRATIVO?
El Islote tiene 53.000 m2, pero sólo son aprovechables unos 9.000 m2. Como máximo serían unos 12.000 m2, ya que el resto del islote está afectado por Costas. Aunque lo pagáramos a precios de Puerto Calero, en ningún caso saldría a más de 10 Millones de Euros:
9.000 m2 x 667 /m2 (Precio Puerto Calero) = 6 MILLONES DE EUROS
12.000 m2 x 667 /m2 (Precio Puerto Calero) = 8 MILLONES DE EUROS
El m2 del islote no puede valer jamás lo que el m2 de Puerto Calero. El m2 de terreno en el Islote tampoco es comparable con el m2 del Charco de San Ginés ¿Porqué? Porque el Charco es residencial y el Islote Parque Urbano. Si esto se cambia, nosotros perdemos.
Con la nueva Ley de Suelo del 2009, el m2 de terreno se paga de acuerdo a su valor de mercado y no a lo que especulativamente se crea que se pudo hacer allí o lo que se crea que en el futuro se pueda revalorizar el área. La zona del Charco no es precisamente atractiva y sus comercios están cerrados buena parte del tiempo, ya que no le resulta rentable a sus dueños tenerlos abiertos. Así que valorar el Islote por los m2 de edificabilidad que la calenturienta imaginación del vendedor diga, sencillamente no procede.
Puerto del Carmen y Puerto Calero son las zonas más cotizadas de la isla y el Islote no se puede comparar urbanísticamente a efectos de tasación con ellas, ni con el Charco de San Ginés; ya que todas estas zonas son residenciales y comerciales. La zona más cercana a comparar con el Islote, sería la que llaman Parking del Ginory, que también es Parque Urbano, con Afectación Portuaria.

Jaime Cortezo, el propietario del Islote, ha declarado en muchas ocasiones que considera Una Trampa la jugada del Ayuntamiento que clasificó al Islote del Francés como Parque Urbano. Si se cambia su uso a Comercial-Residencial este terreno se revalorizaría inmediatamente por Ley y si al Propietario, hipotéticamente, le dá por cambiar de opinión y decir: Hay una sentencia que obliga al Ayuntamiento a expropiarme (esto es cierto), yo he decidido no construir ningún icono pues no me resulta rentable (estaría en su derecho), exprópienme o denme media isla a cambio. El Ayuntamiento se habría puesto la soga al cuello y no habría ningún icono, sino un verdadero problema.
Ya se ha probado, sin ningún margen de dudas, que Cortezo ha mentido con los 82.000 m2, que incluyen el Islote y el mar que le rodea. Por boca de Cortezo, el islote ha pasado por toda una gama de precios que a excepción de él, nadie cree. Todos estos precios que ha dado el propietario del Islote, aparecen reflejados en la prensa y van desde los 60 millones, pasando por los 120 Millones y llegan hasta la ridícula cifra de 800 Millones. De todas, la cifra que más ha repetido el propietario del Islote, es la de 300 Millones. ¿Cuál será la próxima cifra? Corren rumores que dicen que ya ha bajado a la mitad. ¿Qué credibilidad merece? Nula.
Hablando de credibilidad. No olvidemos el famoso caso de Güi-Güi, cuando el propietario del Islote intentó venderle al Ayuntamiento esta reserva natural a un precio desorbitado de 40 millones de euros y que luego se determinó que realmente era de 4,8 millones. Este caso es especialmente revelador, si tomamos en cuenta que a finales del 2008, el Juzgado de 1ª Instancia de Guía dictó una sentencia en la que establecía que Cortezo Inversiones intentó registrar fincas que eran de propiedad municipal desde el siglo XIX y que ésta reserva natural siempre perteneció al Ayuntamiento de La Aldea. De hecho, el juez que llevaba el caso, Jorge Ramos, firmó una sentencia en la que se desestimaban todas sus pretensiones de titularidad, además de condenarle al pago de las costas del proceso.
Extraña mucho el silencio del PSOE, que no se pronuncia al respecto y que no publica los resultados del Expediente Expropiatorio (Dominio) iniciado por Costas en el 2007, donde se aclararía la conveniencia o no de expropiar el Islote del Francés, ya que ellos anunciaron que esta expropiación se llevaría a cabo y el Gobierno Central aprobó 30 Millones de euros en el presupuesto, no solo para expropiar al Francés; sino para expropiar con ese dinero los islotes de: Montaña Clara, Alegranza, Roque del Este y Roque del Oeste. ¿Qué se esconde detrás de este silencio?
No es cierto que este proceso de expropiación vaya a durar muchos años. En el caso del Islote del Francés, al ser considerado de interés público, según la Ley de Expropiación vigente, puede y debería llevarse a cabo por Consejo de Ministros, más transparencia y celeridad, imposible.
Ya que hablamos de precios, les invito a revisar estos datos que invitan a reflexionar:
¿QUÉ PODEMOS COMPRAR CON 300 MILLONES?
Si les apetece, les sugiero que con una calculadora en la mano se metan en webs de terrenos. Yo lo hice en www.miparcela.com, busquen terrenos SÓLO URBANOS y pónganse a sumar. Sumando el precio de TODOS los terrenos de las páginas de resultados de PARCELAS URBANAS a la venta en esta web para Gran Canaria, Fuerteventura y Lanzarote, el día 3 de Marzo de 2010, obtuve lo siguiente:
78.2 MILLONES POR 170.000 M2 DE TERRENO URBANO EN LAS 3 ISLAS DE TODA LA PROVINCIA DE LAS PALMAS. No se llega, ni de lejos, a lo que pide el propietario del Islote del Francés. Comprobarán que con 300 millones pueden comprarse buena parte de los terrenos urbanos que se ofertan en esta web para toda Canarias y todavía les sobraría dinero. Y eso que se han incluido terrenos con precios desorbitados, que tienen mucho tiempo sin venderse y que no se venderán a menos que se ajusten los precios al mercado. El precio promedio por m2 para las 2 islas menores es de 391/m2 de terreno. No es justo comparar los precios de las islas capitalinas con las islas menores. No vale lo mismo el m2 en Tenerife, que en El Hierro o La Gomera. Aún así, el m2 construido promedio (Terreno+construcción) en toda la Provincia de Las Palmas, según Fotocasa es de 1.893 /m2 (ver precio medio) y para nada cuelan los 3.750 /m2 únicamente de terreno que pretendía vendernos el propietario del Islote.
Con 300 millones, nos podríamos comprar 12 paradisíacas y ultra lujosas Islas privadas del Dubai World de Nakheel = 300 millones de euros (las han rebajado de precio). El Islote de Alegranza, que tiene 2,7 millones de m2, se vendía por 9 Millones (El Islote del Francés solo tiene 53.338m2). Con 300 Millones, también se podrían comprar todas las parcelas y todas las casas que quedan en venta en Puerto Calero, que es la zona más lujosa y exclusiva de la isla y todavía les quedaría dinero para seguir gastando, quizás en algunas propiedades en los exclusivos Barrio de Salamanca y La Moraleja de Madrid o en primera línea de Las Canteras en Las Palmas.
¡CON LA ACTUAL LEY DE MEDIDAS URGENTES APENAS NOS QUEDA TIEMPO PARA ACTUAR!
EN RESUMEN: PARTIDOS QUE NOS REPRESENTAN Y ASOCIACIONES QUE NOS DEFIENDEN, CIUDADANOS. ¡TENEMOS QUE HACER ALGO YA!
Al existir esta nueva Ley, cambia todo el escenario, las cosas no son como antes en las que para aprobar cualquier cosa había que discutir mucho y pasaba mucho tiempo. Es necesario que se movilicen y lo hagan inmediatamente; sino puede que sea demasiado tarde. Los pasos a seguir que se sugieren en éste artículo son bastante lógicos y serían los siguientes:
1-) Hacer público el Expediente de Expropiación de Costas (Dominio) que se abrió en el 2007 y que Carlos Espino o Marcos Hernández del PSC, aclaren el estatus en el que quedaron las negociaciones con Costas (José Fernández) y Puertos para el momento en que el Senador Hernández dejó de estar a cargo de llevar este tema.
En estos momentos, cuando el PSOE pide al PP que arrime el hombro y le recrimina su egoísmo electoralista, debería dar ejemplo haciendo lo correcto. Al final, si se logra expropiar el Islote, todo Lanzarote sabrá que Uds. lo hicieron posible. Este acto de generosidad y honestidad una vez hecho público, incluso a nivel España, creo que se traduciría en votos (aunque sea a nivel local) de gente que está harta de la corrupción y que reconoce cuando se hacen las cosas bien. Recuerden que los Ni-Ni (Ni PSOE, Ni PP, Ni Nadie), somos los que decidimos las elecciones.
2-) Oponerse a cualquier modificación puntual del uso del Islote usando la Ley de Medidas Urgentes en tanto no se logre un acuerdo con todos los sectores normalmente involucrados. Cualquier modificación de uso del Islote de tipo comercial, por Ley se traduce automáticamente en una revalorización del mismo. Expropien como Parque y hagan un Parque.
3-) Aclarar si existen o no unas presuntas relaciones financieras entre el PNL, Pedro de Armas y Cortezo que aparecen reseñadas en la prensa, que sumadas a las investigaciones de Inalsa y Comcaype, no dejan de llamar poderosamente la atención y causan ciertas alarmas, por lo demás justificadas; ya que no se puede tener una plena confianza en ningún estudio técnico que se presente por parte del Ayuntamiento hasta que no se despeje toda duda que sea razonable. De hecho, deberían solicitarse 3 tasaciones independientes ordenadas a empresas tasadoras serias, preferiblemente de la península y que estuvieran vigiladas estrechamente por la Fiscalía Anticorrupción y que se hagan públicos los resultados DETALLADOS, con todas las operaciones matemáticas paso a paso, INMUEBLES TESTIGO REALES Y COMPROBABLES, criterios de homogenización, etc. que les llevaron a esa conclusión final. Esto se llama Transparencia y quien actúa correctamente, no teme a la Ley.
Recuerden que todo esto se basa y se justifica en una mentira que asegura que el Islote del Francés no es pagable por el Ayuntamiento, cuando en el gobierno anterior del PSC ya se habían comenzado los trámites de expropiación, lo que contradice totalmente su tesis.
Nuestro Alcalde afirma esto, sin que aún se haya realizado ningún estudio técnico confiable que respalde esa afirmación y que si tuviera, ya hubiera presentado. El trato implica que Cortezo se quede con lo mejor del Islote que es la superficie útil para construir una mole comercial altísima, sin todas las consultas normalmente requeridas y que no se use o se deje gratis al Ayuntamiento la basurilla, con lo que él no puede hacer casi nada o nada, ya que está afectado por Costas. ¿Hay alguna garantía de que Cortezo cumplirá con su palabra, una vez que se haya modificado el uso? Por lo que hemos visto, su palabra no parece ser suficiente garantía.
Es preferible estudiar en serio la expropiación y acometerla en caso de que sea lo aconsejable. En caso contrario, si Arrecife ha de tener un icono, éste debe contar con el consenso de todos. Tanta prisa no llevará a nada bueno y puede salir muy cara a la larga. LO DEL ISLOTE NO ES URGENTE, derrumbar sus ruinas y estudiar su expropiación sí.
Si Cortezo, no estuviera mintiendo, el primer ladrillo como pronto se estaría poniendo en 2 años. Posiblemente, Reguera ya no esté y sea otro el que tenga que cargar con las consecuencias de errores claramente previsibles, que se pudieran cometer ahora.
¿Porqué tanta prisa? ¿Empleo para ya?
Tanto Cabildo como Ayuntamientos. Permitan la ampliación de La Santa, eso daría empleo y prestigio a la Isla. Allí todo está clarísimo. Agilicen la puesta en marcha del Islote de La Fermina. Luchen por mejorar o construir un nuevo muelle de cruceros. Amplíen el aeropuerto. Construyan parkings en toda la ciudad y en el Hospital General, que buena falta hace. Hagan un nuevo vertedero o remodelen fachadas de inmuebles en ruinas para darle una mejor cara a la ciudad. Repongan la arena de las playas. Hagan que el carril bici y paseo marítimo que va desde Fariones hasta Arrecife, conecte con el Muelle de Cruceros. Dejaron perderse 93 Millones de Euros, de presupuesto para Lanzarote y se discute por menos de 10 Millones de euros para comprar el Islote?
El Islote no es imprescindible, ni urgente para ya. Todo a su tiempo, con las cuentas claras y bien hecho. Como el Islote del Francés es un objeto de interés público, un Juicio de Expropiación a través de Consejo de Ministros sería lo más rápido y lo más apropiado para blindar el juicio con un mecanismo anti-tongo; además de cumplir con la prometida transparencia de Reguera.
Un icono, no tiene porque ser alto. El Auditorium de Tenerife no lo es. Tampoco el Guggenheim.
Menudo sinvergüenza y embaucador de tres al cuarto, el Cortezo ese.
Lo que mas me ha gustado del articulo es esto: «Agilicen la puesta en marcha del Islote de La Fermina». Impresionante documento. Una piscina dentro del mar. ¿este es el icono que quieren los Arrecifeños». Esto lo cuentas por el Mundo y no te quiero contar la cara que ponen.
Si hay una sentencia que dice urbano y expropiese, ¿a que viene tanta milonga con el Consejo de Ministro y el barullo que arma?. Se va al Tribunal de Expropiacion a que marque el justiprecio y se acabo.

Un BOC no es una sentencia, la sentenci declara Urbano el Islote y luego el Ayuntaminto lo declara Sistema General sin aprovechamiento lucrativo, como no podia ser de otra manera. Pero, y aqui esta la cuestion, se VALORA POR EL USO QUE YA TENIA Y NO POR EL QUE VA ATENER EN EL FUTURO. De perogrullo ¿o no?.

Ya vemos que Cortezo y sus lacayos han llegado. Lo que es hablar sin tener idea y con el propósito descarado de confundir y marear la perdiz. Espero que Lanzarotelandia, no deje colar los insultos gratuitos y argumentos repetitivos hasta el cansancio, que degradan cualquier intento de discusión madura y civilizada.
La Ley de Expropiación vigente, permite que cuando un lugar ha sido declarado de «Interés Público», se pueda expropiar a través de Consejo de Ministros. No hace falta Ley de Medidas Urgentes, ni nada. Léase la ley y después habla.
¿Porqué Consejo de Ministros? Porque en Lanzarote hay mucha corrupción. El Concejal de Urbanismo ahora mismo está siendo investigado en relación a varios casos: Inalsa, Unión, Comcaype y ya se sabe que el vendedor nos ha tratado de vender 82.000 m2 que no existen.
Es mejor prevenir que lamentar.
La Ley de Medidas Urgentes, no es para todos los canarios. Es para ser aplicada en cosas urgentes y lo único urgente que hay del Islote, es derribar las ruinas y estudiar a fondo su expropiación.
Lease la Ley de Suelo nueva y verá que los miles de m2 de edificabilidad que se inventa el Cortezo, no valen para nada. Eso pasó a la historia. Solo se toma en cuenta, el precio de mercado de un terreno igual o similar. Parque Urbano con Parque Urbano y no Residencial con Parque Urbano. En la zona, está en unos 391€m2, pedir 600€/m2, sería pedir demasiado. Así que lo de los 180.000 m2 de edificabilidad a intercambiar como que no. La misma Ley lo dice. Se trata de acabar con la especulación.
No es minusvalorar a Arrecife. Es la realidad. Tanto en Fuerteventura como en Lanzarote, vale más el terreno en las zonas turísticas que en las propias capitales, que son el patito feo de las mismas. Quizas eso con el tiempo, eso cambie; pero como dice la nueva Ley de Suelo. Se paga lo que vale, no lo que especulativamente se crea que va a valer con el tiempo.
Típico de Cortezo paa intentar confundir a la gente. Sea el BOC, el Tribunal, Gesplan, El Ayuntamiento o quien sea, el Islote es: PARQUE URBANO SIN APROVECHAMIENTO LUCRATIVO ALGUNO.
¿Quien va a pagar 300 Millones por algo sin aprovechamiento lucrativo alguno?
Cuando al Futbolista le pagan 100, es porque le sacan 1000 y el que compra un cuadro de un pintor famoso, es porque le gusta o como inversión que luego puede revender sacándole un provecho.
El vendedor compró a 2,4 Millones de Euros. Si vendiera en 6, le estaría sacando más del doble de lo que invirtió, solo por dejarlo reposar allí unos años. De resto, es especulación pura y dura.
Según cuentan afectados por la expropiación en Tahíche por el tema de la carretera, a ellos por terreno urbano consolidado les van a pagar 117 euros el metro cuadrado, y por el rústico 6 euros el metro cuadrado. ¿Y este señor pretende que su parque vale cuánto?
El estaba pidiendo 300 Millones de euros. 3.750€/m2. Cree que somos tontos o qué.
Yo me puse a ver el enlace ese y luego me puse a curiosar y miren lo que encontré:

Yo veo allí una cosa rosa que rodea la costa del Islote que dice AN6 y otra amarilla que dice AN4. Se ven en el mismo Islote y no fuera de él. EL BOE, ese el 239, me lo bajé y si menciona al Islote del Francés. Hay varias AN4 y varias AN6s, habrá que ver cuales son las del Islote y ver cuanto cuestan.

Ay que tener poca vergüenza para andar vendiéndole mar a la gente y después ponerse a llamar mentiroso a nadie. Yo conozco a Mili desde hace años y ella podrá ser testaruda hasta más no poder, demasiado idealista, pero es super buena gente y quien la conoce, sabe que no es ninguna mentirosa. Es mentira cochina lo de los 82.000 m2 y el Islote no cuesta 300 Millones de euros, ni 100, ni 60. Cuesta menos de 10 millones de euros. Lo demás son tonterías y ganas de crear una cortina de humo para que no se vea la verdad.

El juez dicto sentencia en el Año 95. Urbano y que se expropie.
El Ayuntamiento tomo dos medidas: Lo declaro S.G. y lo compenso (fijo el precio unilateralmente). Segun Ramon Perez «El Ayuntamiento le tiene compensado el valor de los terrenos con creces: 34.000m2 residencial en La Bufona y 44.540m2 industrial en Naos. Es decir, 78.540 de solar edificable, que multiplicado por las plantas que otorga el PGOU en esas zonas, podrían sumar más de 200.000 m2 de “aprovechamiento” urbanístico»
Ya me Lei la ley y le pregunto ¿en que articulo dice que se vuelva a celebrar Juicio, consejo de ministro, Partido de footbol por Haiti, eleccion de Miss Charco? y toda la serie de disparates que se dedican a escribir constantemente?

Nada sigue sin enterarse que el Ayuntamiento le compenso con 34.000m2 residencial en La Bufona y 44.540m2 industrial en Naos. Se paga el m2 a precio de mercado, sin tomar en cuenta especulativas edificablidades, ni fantasiosas revalorizaciones de zona. Si el m2 a precio de mercado es 400€/m2. Se multiplican sus 9000m2 x 400€/m2= 3.600.000 a eso se le suma un 5%, siguiendo la Ley de Expropiación y poco más. Ahora las cosas han cambiado totalmente. La Ley quiso poner un coto a los especuladores. ¡Adios imaginarias edificabilidades!
Se le pasó el tren de las edificabilidades y los 180.000 m2 intercambiables. Si se intercambia, se intercambiaran m2 aprovechable por m2 aprovechable, dentro o fuera de a zona de reparto. Creo que le saldrán bastante menos.
En lo que respecta a La Ley de Medidas Urgentes. Es para algo urgente. Un antiviral para uso humano, no necesita aplicarse a todos los humanos, solo a los que tengan un virus y por esa emergencia lo necesiten. El islote no es ninguna emergencia, ni tener un icono, tampoco.

Yo se lo dije en el foro del Diario, yo solo tenía el BOE y la información por teléfono de un funcionario de Puertos sobre un plano que no se me suministró. Por eso cuando me lo pidió, le dije la verdad, que no lo tenía y le expliqué, que no quería dejar mis datos registrados al hacer la solicitud. No he logrado dar con este funcionario porque casualmente está de vacaciones. Estoy fuera, muy lejos de España y paso poco por Lanzarote. Le recuerdo que tanto en este artículo como en el anterior, yo hice una simulación con precios de Puerto Calero y ni asumiendo que son 12.000 m2, llegamos a 10 Millones de Euros. Aun más lejos, asumiendo que fuera verdad lo de los 82.000m2 a precios de Puerto Calero, la multiplicación nos daba unos 36 Millones, y no se llegaba ni remotamente a 300 Millones. Yo aún no estoy convencida de que haya sido un error, porque no me fío de nada que provenga de Ud hasta que no lo compruebe yo por mí misma; pero como eso pudiera tardar y para que se quede tranquilo, hágase de cuenta de que sí. Ha sido un error y no lo tomaremos en cuenta, hasta que se pruebe lo contrario.

Según Cortezo sus 82.000 metros cuadrados valen 300.000.000 de euros lo que da 3658 euros metro. ¿Porque un terreno no urbanizable vale mas de el doble que un metro cuadrado en La MORALEJA el mas caro de España?
A nadie le molesta el consejo de Ministros ni hay miedo alguno. Ya hay sentencia, no hace falta otra sentencia ni ningún consejo de Ministros, lo que se está discutiendo es su ejecución, El Ayuntamiento dice que compensa y otorga dos suelos con su edificabilidad y Cortezo no está de acuerdo y dice que le paguen con dinero, como el Ayuntamiento se niega (no tiene), Cortezo dice que le den otro suelo que valga mas o que le den más suelo, y sobre todo que se pueda construir ya, que no se tenga que esperar a urbanizar por no se sabe quién (el Ayuntamiento tampoco tiene). Esta es la cuestión, así de simple. VEITICUTRO AÑOS, DICINUEVE DE PLEITO, DOCE AÑOS DE CORTEZO. No hay solución porque el Ayuntamiento impone su “poder”. Cortezo en la búsqueda de una solución ha hecho multitud de ofertas, todas NO. El Ayuntamiento no aporta ninguna solución. El propietario no deja que entren en su suelo. Esto es lo que hay. Ojala paguen, desde que paguen 1 Euro se puede ir al jurado de expropiación que es el que marca el precio definitivo. Fíjese que fácil. El Ayuntamiento paga UN EURO y se acabo, nadie puede impedir que la maquinaria administrativa se ponga en marcha (nadie puede impedir que Cortezo se dirija al tribunal) pero hay que pagar, si no se paga UN EURO, no tiene solución. Con los precios de los solares se arman un lio fenomenal. Voy a ver si soy capaz de explicar Dos nociones basicas:
Imaginense que hay dos solares iguales en primera lina de Arrecife y estan junto. Por ejemplo LOS BETANCORES que todos conocen, al otro le llamaremos LOS MAJOS. Los betancores tienen 1.800 metroscuadrados de solar y se puede construir en Altura mas o menos 8.500 metros cuadrados construidos 8 Plantas consu patio interior (mas o menos) este podria valer 8.500.000 €, o sea 1.000 € por metro cuadrado construido, ó 4.722,22 € por metro cuadrado de solar. Ahora tomemos EL MAJO, solo me deja construir en el 50% del solar y solo me deja hacer dos alturas, EL MAJO vale 1.800.000 €, o sea 1.000€ por metro cuadrado construido, ó 1.000€ por metro cuadrado de solar.
Yo estaria dispuesto a comprar los Betancores por 8.500.000€, o 4.722€ por metro cuadrado de solar y creo que es es el precio del metro cuadrado construido en primera linea de Arrecife.
¿cuanto me costaria un piso 1.000€ mas su construccion 800€ mas sus gastos 300€ igual 2.100€, y lo vendo a 3.000€. Chupao.

Cortezo empezó pidiendo 60 Millones de Euros hace Doce años, han pasado 12 años, cambio la Ley, y Cuando le fueron a tirar las naves subió a 300 Millones de Euros ya que se rompió la negociación. Esas son las cifras si bien es verdad que tiene varias valoraciones entre 150 Millones de Euros y 300 y que el va a coger siempre la más alta según ha dicho. Eta en su derecho.

En cuanto a los metros, dice Cortezo que le compro 82.000 metros a los lamberti y están inscritos en el Registro, dice que no ha medido el Islote, pero por el Catastro, y por un convenio firmado por el Ayuntamiento el islote tiene entre 55.000 y 60.000 metros de suelo, y que su edificabilidad a efectos de calcular su valor sobrepasa los 150.000 metros cuadrados edificables, nunca habla de Útiles ni de aprovechables.
En cuanto a la servidumbre de protección (no es dominio público), el islote ya está construido, donde hay construcción no hay servidumbre, es urbano el resto, por sentencia, cuando es urbano la servidumbre es de 20 metros lineales tierra adentro, haya Plan Parcial o no, antes no existían los planes parciales, incluso muchos municipios se regía por Normas Subsidiarias. No creo que haya un Plan Parcial que ordene el Frente marítimo de Arrecife, se construyo con otra figura antigua que desconozco. Con total seguridad.
¿Una pregunta curiosa? ¿Por qué le molesta tanto que pida 300 Millones? Puede pedir lo que quiera, otra cosa es que lo consiga, pero por pedir que pida lo que quiera? Es su derecho no se lo quite.

Estoy de acuerdo con el deslinde, hecho en 1970, pero no con los 20 m2 de servidumbre. Aunque el plano sea de 1976. LEY MATA PLANO y la Ley de Costas es muy clara al especificar que el terreno debía estar incluido como URBANO en algún Plan Parcial y el Islote no aparece como URBANO hasta el PGOU del 91, así que «TARARI QUE TE VI». El Islote era RESERVA URBANA y solo pasó a ser considerado como URBANO en el PGOU del 91: por lo que si vamos La Ley de Costas , como no estaba incluido como Urbano en ningun Plan Parcial anterior a la salida de la Ley de Costas en el 88, se le aplica lo dispuesto en la Ley del 88, es decir, 100 mts y no 20 ms. Lo de construido o no, como siempre lees negro y dices blanco. Si supieras leer bien, habrías entendido que es aplicable solo a ” Los terrenos clasificados como suelo urbano a la entrada en vigor de la presente Ley”, cosa que no ocurre con el Islote, que aparece como incluido por primera vez como URBANO en un Plan de Ordenación Urbana en el PGOU del 91, por la sentencia esa del BOC Nº 51 del 26 de Abril del 95. Antes era “RESERVA URBANA”
EL ISLOTE NO ESTABA INCLUIDO COMO URBANO EN NINGUN PLAN PARCIAL ANTERIOR AL 88, ERA RESERVA URBANA. COÑO TAN DIFICIL DE ENTENDER NO ES. SE LE APLICAN 100 MS DE SUPERFICIE DE SERVIDUMBRE Y SU SUPERFICIE APROVECHABLE ES DE SOLO 9000 M2. LE PESE A QUIEN LE PESE.
3-) Cortezo y Ramón Pérez Hernández, el padre de uno de los editores de La Opinión de Lanzarote eran socios hasta diciembre de 2009 en la SOCIEDAD DE SUELO GRAN CANARIA, de allí tanto interés en hacer creer lo de los 20 m2 de servidumbre.

Menos de 5.3 Millones de Euros (El doble de los que le costó a Cortezo) y eso, sin descontar la superficie afectada por Costas y dice Reguera que el Ayuntamiento no puede comprarlo, será que él no quiere comprarlo porque con 50 Millones, se pueden comprar 10 Islotes como el del Francés.
